In August 2020 agents Jenkins Law began advertising for a replacement tenant. In November 2020 planning permission granted for 3-bed house on part of the beer garden. In March 2023 planning permission refused for conversion of 1st floor function room to residential. As at March 2023 the pub remains closed although at Easter 2023 a campaign has started to consider a community buy-out. New planning application made for housing and extra floor retaining ground floor as change of use to commercial e.g. Tesco supermarket. 23/2374/F dated July 2023. The owner of The White Swan, Mendoza Limited, is now appealing to the Planning Inspectorate over its plan to turn the pub into residential flats and a retail unit. The application originally went to the Royal Borough of Greenwich, but it did not make a decision, allowing Mendoza to apply to the Inspectorate instead. The Planning Inspector on 12th June 2024 rejected the developer's appeal. In late June 2024 pub to let signs appeared on the venue. Rumoured to have been turned into a Vietnamese restaurant in late 2024.
