26/10/21 Appeal against Brent's refusal dismissed (Inspectorate ref APP/T5150/W/21/3271117 21st Oct 2021), even though no objections received to the application.
Passed on Monday 22nd Feb - signage now only on one unit despite planning app rejection. Reopened May 2021.

Submission from B Greene to Brent Planning, "As I’m sure you are aware the pub industry is not going too well especially in an area like Neasden. Where the customers have changed over the years. Most of the pubs in Neasden have
closed down for example Charlies, Moon Under Water, Finnagan’s Wake, Three Barrells, Galway Hooker, The Blackbirds, Cheers Bar and the latest one Dicey Riley’s. These are all within a quarter of a mile of Greene’s.
"I’ve leased the Pub out 3 times and on every occasion it’s been given back with rent arrears and suppliers looking for payment. It’s been a nightmare when I had it open over 2 years ago, with the pub only breaking even. I used 3 different managers to try to get it up and running but had to close it down on the 02/06/19 due to trouble in the pool room (364 Neasden Lane North) which is where most of the trouble was happening.
The pub was originally only 362 Neasden Lane North and was later extended to 364 Neasden Lane North which at the time was very busy and warranted the extension. At this time the pub is closed and I won’t be reopening it until I can reduce the size of the premises, which will then half the bills and out goings which will in turn make the business profitable and more appealing to lease.
